At Casayava, we provide the tools and platform to enable direct real estate transactions (both land and houses) between buyers and sellers without the use of a third-party broker or agent.
For sellers, having to pay a commission to a buyer’s agent and a seller’s agent can mean the difference between making a profit or not on a transaction, with broker fees usually equaling 6% of the sale price. These, coupled with closing costs and taxes, often mean that the amount of money actually received by the Seller is much lower than the sale price. Casayava bridges that gap by eliminating broker fees and marketing to a global marketplace using technology and innovative tools to ensure that real buyers see your property as you want it to be seen so that you can make a deal on your terms and at your price.
Real estate purchasers are often encouraged to use brokers and real estate agents because they don’t have to directly pay commissions, these are often paid from the proceeds to the seller. But are you really not paying a fee? The cost of using brokers often gets passed on to the purchaser in the form of hidden fees, namely higher purchase prices.
Many are hesitant to engage in real estate transactions without the use of brokers; however, lawyers are almost always a less expensive means of due diligence because they will work for a fixed fee. They also have an ethical obligation to work solely for you, whereas many brokers (particularly those firms that represent both the buyer and seller) often one thing in mind- getting a deal done at whatever price.
